Located at the corner of Topanga Canyon Boulevard and Oxnard Street, at the Promenade Mall site, Westfield Promenade 2035 is a 35-acre project that realizes the vision and aspirations of the City of Los Angeles Warner Center 2035 Plan, to redefine the site as the heart of a mixed-use lifestyle community to include office, entertainment, housing, dining, and shopping options built in phases over time. The plan includes more than seven acres of open space including two acres at ground level; five acres of elevated open space featuring rooftop gardens and landscaping atop nearly every building; Promenade Square, a gathering place for community activities at the heart of the neighborhood; numerous pocket parks, a variety of public spaces, and courtyards.

The urban design framework reimagines the existing four street frontages and breaks up the large block into seven smaller walkable blocks, with new tree-lined avenues and sidewalks. Smaller private streets that can be closed to vehicles from time to time facilitate pedestrian-focused events and activities. In addition, the plan carefully modulates scale and height for compatibility with existing neighboring buildings, with one to four story retail and office beginning at the corner of Topanga and Erwin, transitioning to taller buildings moving south near existing high-rise office buildings.

Residential uses in the plan comprise approximately 1,400 units in a range of product types, from work/live units to one, two and three bedroom apartments and luxury villas. The project includes approximately 150,000 square feet of creative office space and 470,000 square feet of Class A office. It also provides 244,000 square feet of smaller local retail, one 272-room hotel next to the creative office and another 300-room hotel connected to the Class A office, and a range of recreation and amenity spaces including a 10,000 seat Entertainment and Sports Center.
