Henderson West is a new model for urban development in the City of Henderson that will both anchor the city’s western expansion and serve as a prototype for future planning and design in the greater Las Vegas area. While much of the eastern part of the city is built-out, West Henderson is largely undeveloped. With a location that has immediate access to the I-15 Freeway and substantial frontage on both sides of St. Rose Parkway, the site presents a unique opportunity to create a new urban center for the city. This gateway location is also an opportunity to create a visual marker that expresses a vision and civic pride for the future of the City of Henderson.

As an Urban Center, the program for Henderson West contains a robust and flexible mix of uses, creating a compact, vibrant place. This is reflected in 480,000 sqft of retail and entertainment,190,000 sqft of creative office, a 250-key centrally-located hotel, and up to 2,920 new homes. Within the greater residential category is a series of densities that range from 25 dwelling units per acre on the low end to a maximum of 200 dwelling units per acre. This diversity of housing densities and scales allows people with varied income levels, age and interests to live within the community.

The Central Axis connects activity centers within the urban core of Henderson West. This axis is comprised of three major components: Town Plaza, Central Green, and an enhanced retail street. The Town Plaza anchors the northern end of the central axis. Fronted by a movie theater and civic building, and adjacent to the main parking garage, this plaza is intimately scaled to foster activity and respond to climate challenges. The enhanced retail street features ground floor retail with sidewalks wide enough to accommodate cafe seating, landscape, and other treatments that enliven the pedestrian realm. The Central Green open space is at the geographical and programmatic center of Henderson West, flanked by restaurants and a hotel. It is both positioned and sized to host local events, outdoor movie screenings and markets, or to be simply used as a public open space.
