Metropolitan Lofts
Location: Los Angeles, California, USA
Client: Forest City Residential West
Metropolitan Lofts (MetLofts) in downtown Los Angeles is a unique “ground-up” residential loft building. A mixed-use development of 264 loft-style apartments, the project includes many amenities, ground level live/work duplexes, 11,000 square feet of retail space, and parking. Located in the South Park District of downtown Los Angeles, Metlofts is adjacent to LA Live! and crypto.com Center. Designed as a market-rate apartment project, twenty percent of the units meet affordability criteria. The project is the culmination of a redevelopment effort led by the former Community Redevelopment Authority to turn a once desolate city block of surface parking into a vibrant mixed-income residential community of affordable, senior, and family-orientated residences with flats and townhomes for the physically challenged.
MetLofts features a landscaped interior courtyard with ground level amenities visually open to other developments on the block and to pedestrians on 11th and Flower Streets. The lofts range in size from 690 to 1400 square feet in one and two-bedroom configurations. Also available are eleven street-level live/work units and studio apartments. Loft-like, each unit has large expanses of glass, high ceilings, open kitchens, and exposed structural and mechanical systems. Common amenities include a screening room, TV lounge, swimming pool, fitness center and outdoor dining. A full building-height LED display connected to an interactive “welcome mat” at the building entry is the result of the work of the digital artist, Electroland.
