Location:  Burbank, California

This 270,000 square foot office building is located at Warner Bros. Studios in Burbank. Due to the need for large-sized floors and the constraint of limited site area, the design of the building bridges a major studio access road creating two lobbies at the ground level and a 60,000 square foot floorplate on the third through fifth floors. This building configuration and plan provides the client with easy access while creating additional floor space over the street. The design of this project was further challenged by tight budgetary and time constraints. The design process from start of preliminary design to completion of construction drawings was four months. The design responds to a limited budget in the prudent use of inexpensive exterior building materials and an efficient framing system. The rigid steel frame, exterior plaster walls, specialized stone tile details and standardized window wall assemblies designed in varying patterns, articulate the building’s facade, creating changing elevations which also respond to the adjacent contextual fabric of the building’s backlot location.

Johnson Fain also provided interior design services in the Warner Brothers Bridge Building. The office interiors consist of 60,000 square foot floorplates on the third through fifth floors. This building configuration and plan provides the client with easy access while creating additional floor space over the street for the required large floor areas.
