Johnson Fain, in association with Studio 111, designed a residential and mixed-use project in downtown Los Angeles directly east of Staples Center. The project consists of residential, retail, restaurant, and parking. The residential portion, designed by Johnson Fain, includes 700 residential for sale units comprised of high-rise luxury, loft apartments and townhomes. Total gross square footage of the residential component is approximately 800,000 square feet. The retail and parking portion of the project, designed by Studio 111, includes 250,000 gross leasable square feet with a “Flagship” Retail space, 30,000 square feet of restaurant space, 8,000 square feet of “quick serve” restaurant space and neighborhood retail space including a village grocer/drug anchor of 50,000 square feet. This retail component will be two stories with the Flagship portion anchored by at least two soft goods tenants of approximately 30,000 square feet each. Parking will include approximately 1,675 vehicles; 625 spaces for the retail component and 1,050 for the residential component.

The Figueroa Central project is located on a full city block bounded by Figueroa, Flower, 11th and 12th in Downtown Los Angeles. The development of the site is governed by the Los Angeles Sports and Entertainment District Specific Plan (LASED).

Designed by the renowned Los Angeles architectural firm Johnson Fain, the concrete, steel and glass structure meets the street at all three frontages creating a strong urban fabric while enclosing a generously landscaped ‘urban room’ or courtyard.  It is visually open on the south to other developments on the block, with views to the Los Angeles skyline beyond and to pedestrians and event goers along 11th street. A public art component, created by the art and design collaborative Electroland, capitalizes on the heavy foot traffic whose movement on an interactive electronic carpet is registered on the façade. You can watch your creation on the lobby plasma screens while the drivers on the 110 Freeway enjoy the show. Parking, all above grade, is provided at each tenant floor, in an imbedded eight-story parking structure which is anchored at the ground floor with live-work residential units.
