641 is a unique 12-story mixed-use loft apartment residence in the heart of Los Angeles’ burgeoning Arts District.  Located at the corner of Imperial and Jesse Streets, this premium project comprises all the requirements of the newly defined Hybrid Industrial Live/Work Zone and includes 140 live-work lofts, nearly 7,000 square feet of ground level retail and art production space, over 7,000 square feet of creative office space on the second floor, and 4 levels of subterranean parking.

The live-work loft residences will range in size from approximately 600 to 1,300 square feet.  All will enjoy ceiling heights in excess of 10 feet with floor-to-ceiling glass and industrial sash windows to maximize views and sunlight.  Interiors are planned as large open spaces with contemporary galley kitchens and commercial-grade appliances.  Maximized interior open space is intended to encourage flexibility in commingling creative living and work environments.

The building’s architecture will include recycled brick at the retail ground floor with blackened steel window frames and a large art mural.  Second level creative space will be surrounded by floor-to-ceiling glass looking out onto wrap-around terraces.  The tower’s exterior skin will be board-formed concrete with large steel-framed windows and sunshades.  Balconies will be lined with metal mesh and glass balusters.  The rooftop pavilion will be all-glass with a floating wood-paneled ceiling featuring an array of natural materials, native trees and plantings.  From a sustainability perspective, the design team is targeting LEED’s highest certification, Platinum.    

Shared amenities in the project will include a second-floor fitness center and residents’ lounge adjacent to a large roof-deck for indoor/outdoor exercise, weight training, yoga and dance.  Private outdoor lounge areas, vegetation and fire-pits will populate the deck.  The all-glass rooftop pavilion will include a sky-lounge and a private dining/meeting space which will anchor a broad roof deck including a 25 meter swimming pool, games and barbecue stations.  Unobstructed views will exist from the San Gabriel Mountains to Downtown’s evolving skyline.
