Located near the Beverly Hills Civic Center on a 4.3-acre site, the project is comprised of approximately 380,000 square feet of build-to-suit and speculative/creative office space. Also included is a 100-key boutique hotel with restaurant, 15 full-service luxury condominiums, 100-seat private screening theater and four levels of below-grade parking for 1,800 cars. The buildings are each four and five stories and are situated within a series of diverse regional gardens/plazas that are open to the public. The architecture and geometry are derived out of careful study of solar orientation, access to daylight and environmental quality for its inhabitants. A double-glazed skin along East, South and Western exposures allows for maximum visibility and daylight as well as minimized heat and solar gain. Triangulated northerly facing roof-top skylights bring light into the large floor-plates.
